I am working on my university thesis, and I am not sure where I can find data on how much the expected return can be if given a piece of land at the beach front, I build a hotel and villas in it. Depends on the area - like politics, all real estate is local.
The number you're looking for is the ';cap rate'; for the local area. Cap Rate is the property's operating income divided by the value.
It's a useful measure.
If you can estimate the operating income and know the cap rate you get a good indicator of the value of the project.
If you are give a price for the hotel and know the current cap rates, you can get a sense as to the income needed to get the project to return a reasonable rate.

Where do you find cap rates? Most commercial real estate bankers or investors know the cap rates for their markets. You might call a local bank commercial real estate lender in XYZ City, introduce your self as a student and simply ask ';what's the going cap rate on a beach resort in XYZ City';Where can I find the rate of return that is usual in a beach resort/hotel project?
